Texas Hill Country
The resort you don't check out of
Two-story rental homes around a swimming lagoon, a café and Market, a sauna and cold plunge, courts and gardens. Leased, not sold.

A place to live, not to visit
The long weekend, every weekday
People fly to places like this for a long weekend, then come home to an apartment with a treadmill in a windowless room. We're building the one you live in, a short walk from your own front door.
- The gym membership
- The sauna studio
- The pool club
- The drive to decent groceries
All of it is here, and all of it is in the lease.

The splash end
A waterslide and a giant tipping bucket
At the far end of the water, because a pool nobody laughs in is just a water feature. Adults are not exempt. It has its own corner, so the lagoon itself stays calm.
What's here
A very good Saturday, without leaving
Sauna, gym, café, Market, courts and practitioners, all inside a short walk from your door.

On the deck
Sauna and cold plunge
A cedar sauna and a limestone cold plunge on the lagoon deck, steps from the gym. Hot, cold, repeat, then a long sit in the sun.

Before work
A gym that looks at the water
Glass on the lagoon side, a timber ceiling, real weights. Two minutes from your door, which is the only gym membership that gets used.

At the gate
The café terrace
Espresso, fresh juice and breakfast under the oaks. Open to the public, so it's where you meet friends, clients and the neighbours.

Every day
The Market
Real groceries a short walk from your kitchen: produce, pantry, grab-and-go. Non-GMO throughout. Residents' first coffee of the day is on the house.

After work
Sports courts
Pickleball, sand volleyball and basketball. Somebody always needs one more.

Next door
Practitioners on the property
Massage and chiropractic beside the Market. Book it on the walk to get your coffee.

After dark
The commons
A long table for twelve, a fire along one wall and water running down the other. Residents can book it for a client meeting, a birthday dinner or a very serious board game night.
Next door, the game room: foosball, shuffleboard, chess, a jigsaw that's always half finished, and a cooler stocked from the Market.

One payment covers the lot
What's in the lease
No gym contract, no pool fee, no sauna membership, no amenity surcharge.

The lagoon
A 5,000 sq ft swimming lagoon with a broad sun deck and loungers under the oaks.

The splash end
The waterslide and the giant tipping bucket.

Sauna and cold plunge
Shared, on the lagoon deck beside the gym.

Gym and courts
A glass-walled gym facing the lagoon, and sports courts.

Gardens and outdoor kitchens
Raised beds watered from the roofs, and six shared courts with cooking terraces.

Morning coffee
Your first of the day at the café, on the house.

Grounds and trails
Open pasture, a 0.8-mile walking loop, a dog meadow, EV charging at the lot.

Inside every home
Washer and dryer, wired internet in every room, polished concrete floors.

Dark, quiet bedrooms for sleeping at odd hours, a sauna after a long one, food at the gate. Tell us if you'd want it furnished or on a shorter lease.

What it costs
More than an apartment. Far less than the resort.
Rents aren't set yet. They're set with the land and the build cost, and the list hears them first. No amenity fees, and utilities billed at cost.
Who's building this
Health nuts first. Developers second.
We read ingredient labels for fun and filter our own water. We're building the place we want to live in, and we plan to live next door to it.
Here is what that means for you, and for the people who already live nearby.
We're local
We live in the Hill Country and our kids are growing up here. We answer to the same neighbours you do, and a manager lives on the property.
Small on purpose
About 120 homes on about 25 acres. In the current plan the buildings cover about 4% of the land. It is a neighbourhood, not a subdivision.
Water used twice
Rain collected from every roof. Greywater sent to the grounds. Native planting, and one shared lagoon in place of a pool behind every home.
Open land stays open
The pasture stays pasture, with walking trails through it. We build around the live oaks, not over them.
Just outside city limits
Close enough to town for work and school. Far enough out for dark skies, quiet nights and room to walk.
Within reach
Out here, living like this has only been sold as a resort home with a seven-figure price. This is a lease.
A front gate that's open
The Market, the café and the holistic-minded practitioners at the front of the property are there for anyone in the area.
And a back gate that isn't
Behind gated, keyed courts, the lagoon, the sauna and cold plunge, the gym, the courts, the gardens and the trails belong to the people who live here.
Hold your place
A few questions tell us what to build more of. After that, one letter when something real happens: the land, the plans, pricing, opening day.
